The one number that changes what sellers should do right now: inventory in the Primary market fell 9.4%, according to the Real Estate Data Aggregator. Fewer competing listings mean a well-priced home gets more attention.

That is down 9.4% from the same three months in 2025, the Real Estate Data Aggregator shows. At the same time, the National Association of Realtors counted 1.60 million homes for sale across the whole U.S. in September 2026. Our local drop is sharper than the national picture.

Sales are still getting done. The Real Estate Data Aggregator counted 414 homes sold across the Primary market in the three months ending August 31, 2026. That is up 2.2% from a year before. Buyers have fewer choices, but deals are closing.

The national backdrop

The National Association of Realtors reported 3.99 million existing-home sales across the U.S. in September 2026. National existing-home prices were up 1.3%, the National Association of Realtors said. Our Primary market is outpacing that on sales growth, with the added weight of tighter inventory.

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is real cost pressure for buyers. It also means sellers who price carefully can still find serious, motivated buyers.
