Primary market inventory is down even as sales edge up
The one number that changes what sellers should do right now: inventory in the Primary market fell 9.4%, according to the Real Estate Data Aggregator. Fewer competing listings mean a well-priced home gets more attention.
That is down 9.4% from the same three months in 2025, the Real Estate Data Aggregator shows. At the same time, the National Association of Realtors counted 1.60 million homes for sale across the whole U.S. in September 2026. Our local drop is sharper than the national picture.
Sales are still getting done. The Real Estate Data Aggregator counted 414 homes sold across the Primary market in the three months ending August 31, 2026. That is up 2.2% from a year before. Buyers have fewer choices, but deals are closing.
What each town looks like
The inventory drop is not the same everywhere. Here is how each ZIP code read for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
Inventory fell most in Vacaville
The Real Estate Data Aggregator counted 138 homes for sale in Vacaville (95687), down 19.8% from a year ago. That is the steepest drop in the market. Sellers there averaged 100.1% of list price, meaning homes sold for slightly above asking on average.
Winters (95694) moved the other way. The Real Estate Data Aggregator showed homes for sale there rose 57.9%, to 30 homes. Months of supply climbed to 4.6 months, up 2.6 months from a year ago. Buyers in Winters have more room to look around.
Homes are selling faster in most towns
Woodland (95776) had the quickest pace. The Real Estate Data Aggregator put median days on market at 18 days, which is 17 days shorter than a year ago. Nearly 4 in 10 Woodland homes went under contract within two weeks of listing, the Real Estate Data Aggregator shows: 39.7%.
Dixon (95620) also moved faster. The Real Estate Data Aggregator counted a median of 34 days on market, 9 days shorter than a year ago. In Dixon, 45.1% of homes went under contract within two weeks, up 13.2 points from a year before.
Prices: mostly steady, with one dip
Davis (95616) had the highest median sale price: $827,500, per the Real Estate Data Aggregator. That is down 6.8% from a year ago. Prices dipped there, but homes still sold at 99.5% of list price on average.
Vacaville (95687) also saw a price dip. The Real Estate Data Aggregator put the median at $580,500, down 6% from a year ago. Even so, homes sold at 100.1% of list, and 33.9% sold above asking.
Dixon (95620) and Winters (95694) both saw prices rise. Dixon's median came in at $612,500, up 3.5%. Winters reached $678,750, up 1.5%. Woodland (95776) held nearly flat at $620,000, up just 0.4%. All figures from the Real Estate Data Aggregator.
The national backdrop
The National Association of Realtors reported 3.99 million existing-home sales across the U.S. in September 2026. National existing-home prices were up 1.3%, the National Association of Realtors said. Our Primary market is outpacing that on sales growth, with the added weight of tighter inventory.
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is real cost pressure for buyers. It also means sellers who price carefully can still find serious, motivated buyers.
- For the three months ending August 31, 2026, the Primary market had 336 homes for sale, down 9.4%, while 414 homes sold, up 2.2%.
- New listings were nearly flat, up just 0.2%.
- Pending sales held even.
- Fewer choices for buyers, but sales are still closing.
- One town, like Winters, can look very different from the rest, with inventory rising sharply even as the broader market tightens.
